Initial Enquiry

Send us through what you are wanting to achieve. The more detail the better – it may be your home, an investment property or a dream for the years to come. We will give a detailed response, right down to estimated budget.

Site Feasibility

The next main step in engaging us to build your home – we come to site with you and work through the full scope of the job. From earthworks, services, consultants, building, landscaping and more. We then take this information away with us and develop you a concept floor plan with any customisations and material selections as well as preparing you a formal proposal.               

The cost for this service is $1,500 + travel.

Design + Materials

As part of the above service, you can visit our office to select and discuss materials and floor plans to ensure you get the look you want. You can also choose from a range of upgrades including indoor and outdoor fireplaces, outdoor showers, pergola structures, decking, skylights, stud heights and more!

04.

Contract + Deposit

Once you are happy with everything we prepare a contract, this includes the optional HALO guarantee along with start dates and estimated completion dates. Our standard payment terms are as follows;

+ 10% on signing

+ 60% prior to construction commencing

+ 20% on practical completion at our yard

+ 10% on final completion on site

05.

Architectural Stage

Our team begin work! Architects complete the detailed drawings alongside engineers for site specific items including wind zones and ground conditions. After around 4 weeks you are presented with a first draft set for review, any changes are made and then it is ready for consent submission.

06.

Consent

Generally 2 consents are required, one with our local authority for the buildings and then one with your lands local authority for the site specific aspects. This process takes 4-8 weeks.

07.

Building Commences

You build is started, frames are generally erected within 2-4 weeks and ready for your first visit to see you spaces come together!

08.

Project Management

We use a comprehensive project management software enabling you to have weekly updates on your building progress. This also retains all documentation for things like variations, producer statements and warranties on products.

09.

Site Works

On site works are generally done either 4-8 weeks prior to installation of the home OR when the sun is shining and ground is dry. Which ever comes first!

10.

Delivery

Your modules are loaded on trucks and sent in your direction. Our construction team meets the units on site along with other trades to complete the install. Depending on the access and size of the job this can take 1 day – 4 weeks including landscaping works.

11.

Move In Day

Code of compliance is issued and you are ready to move in! Pop the champagne & settle in to your new Makespace abode.
